Facilities Maintenance Manager
(Full-Time / Permanent)
The Museum of Arts and Design (MAD) seeks a hands-on FacilitiesMaintenance Manager to support the safe, efficient, and reliable operation of its facility at Columbus Circle. Reporting to the Deputy Director of Operations, this role is responsible for daily building maintenance, routine repairs, and coordinating key building services, helping ensure that MAD provides a clean, safe, and welcoming environment for visitors, staff, and artists.

Compensation and Schedule
This is a full-time, exempt, on-site position with Some evenings, weekends, holidays, early mornings required for events, inspections, projects, weather-related issues, or emergencies. Compensation will be between $75,000 - $90,000 per annum. Your anticipated schedule will be Tuesday through Saturday 8:30 am – 4:30 pm, with flexibility required based on museum events and operational needs.
Key Responsibilities
Building Operations & Maintenance
- Perform day-to-day operation and upkeep of building systems, including mechanical, electrical, plumbing, HVAC, and fire/life safety equipment.
- Operate, monitor, and perform basic repairs on HVAC units, pumps, generators, domestic water systems, lighting, and minor electrical components.
- Conduct hands-on maintenance such as painting, minor carpentry, patching, basic plumbing, lighting replacement, fixture installation, furniture assembly/moves, and finishes work.
- Assist with inspection and basic upkeep of elevators, fire alarm systems, and the Building Management System (BAS/BMS), coordinating with the Senior Building Operations Manager and vendors.
Preventive Maintenance & Work Orders
- Perform preventive maintenance tasks and follow established schedules to ensure system reliability.
- Maintain tools, equipment, and supplies in good working order; report major repair needs promptly.
- Complete work orders in a timely manner and document completed tasks.
Vendor & Contractor Coordination
- Support scheduling and coordination of vendors responsible for elevators, HVAC, pest control, window washing, fire system inspections, trash removal, and other building services.
- Escort contractors and ensure adherence to museum safety, security, and operational protocols.
- Assist with tracking periodic inspections, tests, and required certifications.
Custodial & Event Support
- Collaborate with custodial/porter teams to maintain clean and safe public, office, and back-of-house spaces.
- Assist with daily, periodic, and deep-cleaning routines as necessary.
- Support event setup and breakdown, including furniture moves, basic AV support, and power/access preparation.
- Perform snow and ice removal to maintain safe building access during winter weather.
Safety, Compliance & Emergency Response
- Support adherence to building, fire, OSHA, and ADA safety requirements.
- Maintain or obtain (within 2 weeks of hire) required FDNY Certificates of Fitness: S-95, F-03, F-04.
- Participate in emergency response, including leaks, outages, environmental issues, and respond to after-hours emergencies as needed.
- Assist with routine safety inspections, drills, and checks of fire extinguishers, alarms, exits, and safety equipment.
Qualifications & Experience
- Minimum 3-5 years of hands-on experience in building maintenance, facilities, or related fields, preferably in a cultural, institutional, or commercial setting.
- Strong skills in basic building repairs: carpentry, plumbing, electrical, and HVAC
- Working knowledge of building mechanical, electrical, plumbing, and life-safety systems; familiarity with BAS/BMS.
- Valid or attainable FDNY Certificates of Fitness (S-95, F-03, F-04).
- Strong communication and teamwork skills; ability to work collaboratively across departments.
- Proficiency with Microsoft Office.
- Flexibility and ability to respond to emergencies or special projects outside regular hours.
Physical Requirements
- Ability to lift, carry, push, or pull up to 50 pounds.
- Comfortable working at heights using ladders, lifts, and on roofs.
- Ability to stand, walk, bend, and climb for extended periods.
